2nd Phase of 220 Riverside Coming Soon

I wonder if this project will go up on the land between 220 Riverside and Fresh Market?

Hallmark Partners' development plans for the second phase of 220 Riverside will be underway following City Council approval of tax rebates.

Legislation asking for council signoff was filed this week after the Downtown Investment Authority approved the plan Oct. 22.

The incentive package would grant a rebate of about $7 million over 20 years — 75 percent of the $9.3 million the project is estimated to generate in property taxes.

The building will consist of approximately 223 units, 18,000 square feet of retail space and 318 structured parking spaces, according to a resolution by the city.

Hallmark Partners estimates the development will cost about $42 million.

If so it would have to go vertical... that lot isn't very large. It would actually be pretty awesome to have a tall building there to fill in the skyline a little more / add some more depth on that side of Riverside avenue. For 233 units of that size  + parking garage underneath it would have to be approx 20-25 stories.

Lake, that is indeed the parcel that about a year ago I heard was to be the future site of a parking garage. So I imagine yes.

Had no idea they were considering adding so many units. Does this mean they're actually leasing well in the first phase? My parents said Brooklyn-Riverside construction seems to have halted...

Per story on Daily Record it is indeed 200 Riverside,,which I believe would have to be the parcel between 220 and Fresh Market.

I was staring at this parcel yesterday and wondering when they would announce plans to develop it. I'm glad I didn't have to wait very long. I was thinking it would be about 10 stories, but to fit everything mentioned above, it would have to be quite tall. If Beacon Riverside's sales are progressing, there could be a 2 tower cranes going up in a small space in the near future!

Look at google satellite view compared to Riverside 220. Probably not 25 stories but with retail and garage maybe 14 stories or so.

I was at the 10/22/14 DIA Board meeting and 200 Riverside Avenue Project was agenda item II.B. Under Action Items which (Requires DIA Action and or approval)

So  lets remember kids that there are never any handouts for the Public and in fact after a few pictures on the screen the DIA Board members were being given the information for the first time at this presentation. DIA Board member Jack Meeks and I'm just paraphrasing but made the comment that he is a CPA and to be given this information right now and you want me to vote on it right now I believe that I have a little bit more of a fiduciary responsibility. Go get'm Jack! Others had some questions and concerns.

As Joe Q. Public in the peanut gallery it seems the emergency to move this forward is in the parking garage and the multiple options that happen if it doesn't happen. So make it happen and after some discussion CEO of the DIA Aundra Wallace chimed in and again just paraphrasing "That's why I make the big bucks!" That may be a little too much paraphrasing on my part. But after assuring the DIA Board members that this is the best thing that we can do after kicking the Baltimore guys out of Downtown it did happen.

I was there for a yet to be voted on outstanding DIA resolution on 2014-305 Docking Rules and Penalties and asking for a simple amendment. Aundra was going to reach out to Jim Love and councilman John Crescimbeni. Did it happen?

I sat next to Carla Miller at the 11/4/14 Finance agenda meeting on 2014-305 she was there for 2014-668 and Jack Shad was there two seats down for 2014-665. I filled out a speaker card for 2014-305 and was never recognized at the Finance committee meeting. In fact I went over and spoke with Capt. Jim Suber the COJ Waterways Coordinator for the city of Jacksonville and he had the super duper secret Downtown Docking zone map that has not been shown in any media outlet other than MJ. At the full 11/12/14 Jacksonville city council meeting 2014-305 and 2014-668 were both passed. I believe 2014-665 and that has to do with Uber and Lift is still in committee. So the point is that 2014-305 doesn't have to come back to the DIA Board and any concerns that a Board member might of had is just too bad. HEY! I'm thinking of getting a Christmas card for the Baltimore guys. Anyone want to sign it? I'm serious.

So the moral of any DIA Board meeting is Pick and Choose the winners and Losers.

Thinking about crunching some numbers and seeing what percentage of Noone's posts about kayaking and the Waterways Commission appear in threads that have nothing to do with kayaking or the Waterways Commission.

Hallmark says it will be a mirror image of their first building and  will make it look like one big building. So, same height as the current one in construction.

That's a little disappointing. The added density is still a plus for the area, but I'd like to see something a little taller and architecturally different.  I'm glad that things are going so well for Hallmark. Their continued success bodes well for downtown and the surrounding neighborhoods. As Simms has often said, they're the one game in town that is really making an effort to build up the core (other than Atkins, but their results are yet to be seen).

I kind of wish there was some condos somewhere in that mix. All apartments is a little disappointing as well. I am sure some people would love to own something there.
